As Ashburn continues to grow, we keep you updated on what is happening. We’ve covered the major development projects in the past, but here is an update to some of those plans.

Moorefield Station

MOOREFIELD STATION

The development near Ashburn’s future Metro station had new plans filed in March calling for 2,000 new residences and roughly 900,000 sq. ft. of retail and office space.

The 2,000 residences will be multifamily units, meaning townhomes or apartments. And retail and office space is considered contingent on market conditions. The next phase will be developed in phases ranging from 2025 to 2035.

Dulles Landing

DULLES LANDING

Dulles Landing shopping center developers have filed plans with the county for future changes to the southern Loudoun County center along Highway 50. Plans for the mixed-use center include the addition of 600 multi-family residential units, a 200,000 sq. ft. sports complex, a 125,000 sq. ft. hotel and office buildings and additional retail shops. There will also be parks and pathways throughout the development.

The sports complex will include indoor and outdoor fields for local teams and youth leagues to use. 

In order for the future development plans call for tearing down the buildings where Dick’s as well as Buy Buy Baby and Bed, Bath and Beyond.

 

NEW DULLES TERMINAL

A new terminal building, 14-gate “Tier-2 Concourse (East)”, has been proposed for Dulles International Airport that would replace old gates at the eastern end of Concourse A where passengers on regional flights have to go outdoors under covered walkways to board their planes, according to TheBurn.

The 400,000 sq. ft. facility would house new shops and restaurants and there would be larger seating areas, airline lounges, ADA-compliant restrooms and more. 

Avonlea

AVONLEA

New county filings by Peterson Cos. regarding the planned Avonlea project in South Riding includes a large public square/green space and potential for 200,000 sq .ft. of commercial space for office buildings with restaurants and stores on the ground floor.

There’s also the potential for free-standing buildings for future retail as well. This includes a proposed spot for a drive-thru restaurant.

 

SHOPS AT ARCOLA

Arcola Center, between Brambleton and South Riding just north of Dulles Landing, is being re-envisioned again. St. John’s Properties acquired 34 acres of the Shops land and has rezoned it to now build some of their familiar “flex buildings” —single story warehouse type buildings that have office space, but also often have swim schools, martial arts centers, breweries and other businesses—on the site. Four are initially in the works, while future plans call for up to 10 buildings.
