The area on the western edges of Fairfax sometimes gets overlooked. We’re talking Centreville and Chantilly. An area that held great importance during the Civil War, it is now just a suburb with planned communities and shopping centers, but it is the next big thing when it comes to development in the county.

The corridor that sits at the crossroads of Rts. 28, 29 and I-66 is on the cusp of booming. For decades the area has always been planned to be massive—even bigger than Reston—but as it started to breakout the Great Recession hit. Now we’re starting to see movement again, mainly with the reconfiguration of the Rt 28/I-66 intersection but also with commercial and residential building.

A few years back Centreville received a brand new shopping center anchored by Wegmans. Toll Brothers is taking advantage of the land adjacent to it with their new project Commonwealth Place where they are under construction of residential units to include 120 single-family homes, 112 multifamily units and a future retail/movie theater/shopping center.

Bull Run Reserve
Going larger, and further west, Pulte is working on delivering a new community of 61 million-dollar single family homes on half-acre sites. These homes will be part of the Loudoun County Public School’s Freedom High School pyramid. Pulte will begin sales early 2022.

Recently opened at the intersection of Stonecroft and Westfields Blvd., The Preserve is a 51-acre community of luxury apartments (325), townhomes (155) and retail to include a Sedona Taphouse and fitness boutique. There is a second phase of the project as well that will bring an additional 320 residential units. 

The Reserve at Holly Springs
Stanley Martin is also bringing single-family homes to the southeastern edge of Loudoun, just off Bull Run Post Office Road, with it’s The Reserve, a community of 45 homes on half-acre sites. Homes start in the low 900,000s and low $1,000,000s.

Sully District Community Center

Fairfax County is building the Sully District Community Center on a 5-acre site at the intersection of Wall Road and Air and Space Museum Parkway in Chantilly. Coming in at approximately 30,000 square-foot, it will serve as a multigenerational center and also be the permanent home of the Sully Senior Center and will include a healthcare component as well. Expected to be completed in summer 2022, it will house three multipurpose rooms, an arts-and-crafts room, game room, exercise room, offices, kitchen and pantry. The facility will also feature a gym with two basketball courts.
