Summer is just around the corner and now is the perfect time for homeowners to perform summer home maintenance. Below is a list of maintenance items to perform now so you and your home are ready for summer.

By Maura Stevens

1. Have HVAC Serviced
Have your HVAC system serviced before the summer starts to ensure it is in good working order as the temperatures rise.

2. Change HVAC Filter
HVAC units are used so much more in the summer, it is important to change the HVAC filter at the beginning of the season and to do so monthly during summer. It will help the HVAC system run smoothly and improve indoor air quality.

3. Reverse the Direction of Ceiling Fans
Switching the direction of your ceiling fan blades can help cool down your house.  Setting the blades to a counter-clockwise rotation pushes cooler air to the floor which is helpful in summer. Switch back to clockwise rotation in winter. This can be done by flipping the direction switch on the fan to the opposite direction.

4. Clean Vents and Air Ducts
Remove dust and dirt from air vents and ducts in your home to ensure there is proper ventilation. Make sure vents are not blocked by furniture or clutter. Doing so will keep those systems running smoothly and the indoor air quality in good order.

5. Clean Garbage Disposal
It is a good idea to clean your garbage disposal at least twice a year to keep it clear of mold and bacteria. To clean follow these 6 easy steps outlined by This Old House.

6. Wash Windows Inside and Out
Now is the time to remove the grit and dirt that has built up on your windows from winter and spring.  Clean windows allow more light to flow into your home.

7. Clean Dryer Vent
This is perhaps one of the most overlooked summer maintenance jobs.  Cleaning the dryer vent (not the lint trap) ensures the dryer moves the hot air out of your home. When the vent is blocked, the hot air is not properly removed and it can be a fire hazard.  It also reduced the life span of your dryer.

8. Wipe Down and Clean Baseboards
This is another item that gets overlooked.  Take the time at the beginning of the summer to wash your baseboards to remove dust and debris and keep baseboards looking good.

9. Test Smoke and Carbon Monoxide Detectors
Check batteries and test alarms at least once a year to ensure they are in good working order.

10. Clean Faucet Aerators and Showerheads
Now is a good time to inspect faucets and showerheads to remove mineral deposits.
