This property has 39 solar panels completely paid for. It was installed in 2018 by Solar City, a Tesla company, utilizing 315W Panasonic all-black SC315B2 panels and Solar Edge string inverter with optimizers. The average production last year for the array was 40.9 KWh/day and 1.2 MWh/month, which covered 77% of the Seller’s entire electric needs for the year. There is a “Net-Metering” agreement with NOVEC (energy provider), which means that if the array is producing more than the property is using, the excess power goes into the grid and our meter runs backwards. Then at the end of the year if we were to produce more than we used, NOVEC will issue a credit for the overage. Based on pre-solar usage, that results in a savings of over $1,300/year on the electricity bill with an average of only $58/mo. electric bill. With today’s rising energy costs, owning your own solar panels allows you to minimize your energy costs. The solar array is maintenance-free. The shingles on the roof were inspected right before the solar array installation (2018) and found to have sufficient life to not need replacement for the foreseeable future. The installation of the solar array carries a 25-year limited warranty and a 10-year comprehensive warranty (which includes a 10-year roof warranty). Roof and siding were installed in 1999. The Seller estimates that each year the solar array saves over 12,000 pounds of CO2, which is the equivalent of planting 96 trees/year.
