Does your potential new home have a fireplace, wood burning or gas? These amenities call for an inspection of their own as potential damages and needed repairs could costs in the thousands. The FOCUS on NoVA Real Estate team walks you through the types of inspections to consider if you are purchasing a home with a chimney.

What you need to know, all chimney inspectors need to be certified either by the Chimney Institute of America or the National Fireplace Institute.

There are three types of inspections:

  • Level one, which is just a basic look to see if there are any issues.
  • Level two, that’s what most buyers should really have because this is done with an instrument and it will detect things that the visual inspection could not.
  • Level three, which is you’ve already had a level two and there are issues, and they actually need to go into the chimney–maybe even take some of it off–to see what damage exactly there is.
