Our last update on construction projects in Fairfax City was in May 2021. And as those developments continue to move along we take a look at where they are and new projects that are coming down the pipeline.

City Center West Fairfax
Center City West by Ox Hills Cos

City Center West

The applicant is proposing to replace a vacant drive-through bank, a vacant restaurant, and a low-rise office building with an upper-story residential/mixed use building with multifamily condominiums units, medical and general office space, a drive-through bank, and ground floor retail and/or restaurant uses on approximately 1.78 acres. 

Breezeway – Pulte Homes

The applicant proposes to redevelop six parcels including the Breezeway Motel, Fairfax Garden Apartments and 4 single-family homes into 40 townhomes, 20 two-over-two condos and 8,000 sf to 10,010 sf of commercial space along Fairfax Boulevard.

Fairfax Presbyterian Church

The applicant, Fairfax Presbyterian Church, is proposing to add 10 townhouses to be developed on site in conjunction with an existing church and day care. The townhouses are proposed as rear entry garage units that range from 1,600 sf to 2,400 sf. with a maximum height of 40 feet. There are 30 proposed parking spaces for the townhouses. The applicant intends to provide these units as affordable dwelling units in partnership with Habitat for Humanity of Northern Virginia, Inc.

Park Road

Application submitted to rezone the 1.18 acre site and is proposing to build 13 three-story, 2-car garage townhomes. City staff is reviewing the applicant’s first plan submission.

Popeyes, Fairfax Blvd.

The applicant proposes to demolish the existing 1,740 square-foot restaurant building and construct a contemporary 2,275 sf restaurant building with drive-through facilities as an accessory use to the restaurant. The City Council public hearing is scheduled on April 26, 2022.

Sunrise Senior Living Community

The applicant proposes development of a Sunrise Senior Living Community consisting of 104 units and 130 beds of assisted living and memory care on 1.25 acres. On March 22, 2022, a pre-application development briefing was held with the City Council.

Apartments at Davies Property

The applicant is proposing to replace a single-family home with 305 apartments and 5,617 square feet of retail space with 478 spaces in three levels of structured parking on approximately 2.67 acres. On February 17, 2022, the potential applicant submitted a conceptual plan for an informational briefing with the Planning Commission and City Council.

The Moxley

Planned: 403 multifamily apartment units including the proffered 24 affordable units, with a more varied mix of units including studios, 1-bedroom, 2-bedroom and 3-bedroom. Commercial space has been reduced from the 29,000 square feet approved to 21,249 square feet. The previously approved 4,000 square feet of office space for a non-profit group is still included. The remaining 17,249 square feet of commercial space is proposed as restaurant and general ground floor retail. One of the previously approved buildings has been removed from the plan and the footprint of another has been revised. The pool has moved from the roof of the garage to behind Building 300.

Capstone Collegiate

Planned: Two connected multifamily residential buildings that will vary in height between four and five stories. 275 multifamily dwelling units in a combination of studio, 1-bedroom, 2-bedroom, and 4-bedroom units is proposed. The units will be rental apartments to be marketed directly at college students. The provided parking consists of surface spaces and garage spaces located in an above grade parking structure that is accessible from Democracy Lane and Layton Hall Drive.

Paul VI

Planned: 266 residential units, including 144 multifamily residential condominiums, 115 townhomes, and seven single-family homes, as well as 20,000 square feet of retail space and the 24,000 square foot retained portion of the school building, which may contain a mix of commercial and/or undefined community uses. 

WAWA

Planned: grocery store with six fuel stations (12 pumps) on 1.82 +/- acres on the west side of Spring Street and north of Fairfax Boulevard.
