In Virginia on the date of settlement, or closing, is the day that a buyer will receive the keys to the house and the house will be theirs. The the buyer does have seven days prior to closing to do the the final walk through and, generally, it is a good idea to perform another walk through within the 24-hour period prior to closing just to make sure that a tree doesn’t fall in the house or there’s not water all over the basement.
Once at closing/settlement both parties will sign their required documentation. Many times the seller will do this days in advance and will not be “at the table”. At the moment all finish signing the keys, the fobs, the remotes, and anything that might give you the ability to get into the new home are turned over to the buyer. The house is yours!
