Drive through the Town of Vienna and you will see a mix of the old with the new, and more is coming. Over the past decade or so, Vienna has gone through quite the facelift, and not just from homeowners purchasing older homes and replacing them with new custom-built structures. The commercial district is ramping up. So much so that the town has enlisted the help of drafting an economic development strategy for long-term growth. Let’s take a look at what is coming to Vienna and what is proposed for future development.

Church St. Redevelopment
139-145 Church Street NW

Redevelopment of an existing commercial site at the corner of Church St. and Lawyers Rd. to include a new 3-story mixed-used building to include 15 residential units and approximately 17,000 square feet of commercial space. 

Former Amphora Restaurant
377 Maple Avenue West

According to town spokesman Karen Thayer, who spoke to Tysons Reporter, the former Amphora Restaurant could reopen as a new restaurant, The Maple Room. Town staff are reviewing proposed plans for the site calling for minor changes to the existing site, including addition of a deck for outdoor seating and ADA upgrades.

Expansion and Renovation of Louise Archer Elementary School
324 Nutley Street NW

Fairfax County Public Schools proposed a renovation and expansion of Louise Archer Elementary school and removal of the trailer classrooms. Plans include nearly doubling the size of the school to around 103,000 square feet. The majority of the new square footage will come from a new second-story addition that will be constructed behind the existing school. Fairfax County Public Schools design and construction lead Eric Brunner told Tysons Reporter that plans include repurposing the current cafeteria for the library, adding a stage off of the school gymnasium, and creating a community room that may be utilized for community meetings. A new cafeteria and kitchen will be built. This renovation is expected to be completed in 2025

Vienna Market
245 Maple Avenue W, 101-115 Pleasant Street NW

Vienna Market, being built on the grounds of the former Marco Polo restaurant space calls for a 4-story mixed-use building with 8,200 square-feet retail space on the ground floor and 6 townhouse condominiums above and 38 standalone 3- to 4-story luxury townhouse condominiums.

374-380 Maple Avenue W

Site plan for approved Assisted living facility with 85 assisted living units and approximately 950 square feet of a first floor cafe/restaurant space in a 4-story, 54-foot tall building to replace existing building.

New Town of Vienna Police Department Facility
215 Center Street S and 114 Locust Street SW

New two-story police department facility with approximately 28,000 square feet of floor area, including a 1,500 square foot assembly space. Modifications of requirements are being requested for lot coverage in excess of required maximum lot coverage and parking, as well as location of masonry screening wall.

Westwood CUP Clubhouse Expansion
800 Maple Avenue E

Approval for an amendment to the previously approved conditional use permit to allow a building addition to the existing clubhouse for the purposes of providing a fitness center, golf cart storage and a small roof terrace on the west side of the existing clubhouse and adjacent to the existing pool and tennis facilities.

430-444 Maple Avenue W

This is a two phased proposal with Phase 1, calling for a 4-story mixed-use building with approximately 20,000 square feet and up to 151 multi-family dwelling units. This phase has already been approved by the Town Council on October 29, 2018. Phase 2 includes the review of the final site plan, architecture and building permits.
